Two ways we can fund your church

Griffin can fund a church in two ways. When other lenders will not, we may be able to fund directly from our own private money fund. When a conventional program serves the church better, we place the loan there. No bank, extension fund or broker can offer both.

Private money, from Griffin's own fund

With private money, Griffin is the lender: we fund, hold and service the loan ourselves.

If a bank has already said no

It is often not a judgment about your church. Banks underwrite against predictable revenue, and church income is donation-based and seasonal. A church can be in good financial health and still fail the screen.

Griffin's private money option has no minimum credit score. It accepts churches with bankruptcies, foreclosures and IRS issues, and discounted note payoffs, where the current lender agrees to accept less than the balance owed.

Every request is still underwritten, so approval is not guaranteed. A difficult history is not an automatic no.

Will our pastor or board have to sign personally?

On loans above $500,000, personal guarantees are almost never required. On loans from $50,000 to $500,000, a personal guarantee is required.

    Closing usually follows an appraisal and title work, at a location convenient to the church. Conventional loans typically close in 45 to 60 days. Private money can close in as little as two weeks, which is not typical.

How much can our church borrow?

Griffin finances church loans from $50,000 to $35,000,000. The amount depends on the value of the property, how long the church has operated, its credit, its income and its debt service coverage. Private money loans go up to 60% loan-to-value. Conventional loans go up to 85% loan-to-value for well-qualified churches.

Does our church have to own property to get a loan?

Yes. Every Griffin loan is secured by church real estate, so the church must have real estate to use as collateral for the loan.

What will our church need to send?

Only the quick application to begin. After that it depends on the option: conventional loans always require the church's financial statements, while Griffin's private money loans do not always require them.

Does it cost anything to get a quote?

No. A quote and consultation from Griffin are free, and Griffin answers in writing within one business day of receiving your application.

Does Griffin lend its own money?

With private money, Griffin is the lender: it funds, holds and services the loan from its own fund, secured by church real estate. With conventional financing, Griffin places qualified churches into competitive market programs with fixed-rate terms from 5 to 30 years.
