Underwritten on your church's finances and the property pledged as collateral, not on the size of your congregation.
Churches a bank has already turned down are welcome here. Being told you are too small is usually a statement about the lender, not about your church.
No fee and no obligation. Most churches hear back within one business day.
Step 1 of 3
We do not ask for anyone's personal credit score to review your church's request, and there is no fee to have it looked at.
Move the two sliders. The first is what you want to borrow. The second is what your church has left each year once the ministry is paid for. This is the same arithmetic a lender runs. It assumes your church owns the property it would pledge as collateral.
Your church covers this payment with room to spare. That is the position we like to see before a church applies.
Talk to us about $250,000Worked at 7.5% over twenty years rather than at our starting rate, so the figures stay on the cautious side. This is an illustration, not a rate quote. Most churches will not receive the lowest advertised rate, and we would rather you planned against a higher figure than a lower one. Coverage is one factor among several, and a number below 1.20 does not automatically mean no.
Not attendance. Not how long your pastor has been there. Not anyone's personal credit score.
Every loan we make is secured by church-owned real estate. A church that rents its space cannot borrow against it.
What your church has left after running the ministry has to cover the loan payment with room to spare. That is what the sliders above are showing you.
How long the church has operated, and how it has handled money it has borrowed before.
Closed loans, not projections. Our full range runs to $35,000,000, so these sit at the small end of what we do, and they close the same way the large ones do. We publish the amounts rather than testimonials, because the amount tells you something a testimonial cannot.
A small church in Charlotte, North Carolina came to us to buy its sanctuary. That is what we closed the loan at.
They took the time to understand our unique situation and worked tirelessly to find the best options available. Their attention to detail and proactive communication made the entire process smooth and stress-free.
It is usually not a judgment about your church. Banks underwrite against predictable revenue, and church income is donation-based and seasonal. It does not fit the model. A church can be in good financial health and still fail the screen.
Loan size makes it worse. A $75,000 request costs a bank about the same to underwrite as a $2,000,000 one and returns a fraction as much. Many banks solve that by setting a minimum. The church is not turned down on merit. It is turned down on size.
A small church loan is not an exception to our business. It is our business.
You share basic church information and recent financials. There is no fee to have your request reviewed.
We put loan terms in writing at no cost and no obligation. A proposal is not a commitment to fund.
A commitment can be issued once the loan has been fully underwritten and approved.
Usually includes an appraisal and title work. We close at a location convenient to the church.
Including if you are early and not ready to apply. We would rather start the conversation now than meet you the week a balloon payment comes due.
